Data sources
Property value requests (DVF)
DVF lists all property transactions in France since 2014 (houses, flats, land). It is produced by the French tax authority (DGFiP) and published as open data.
Areas not covered by DVF
Some communes are not yet covered by the public DVF data.
Transactions may be incomplete or absent for these areas.
3-month Euribor — European Central Bank
The 3-month Euribor is the euro interbank offered rate. It is published daily by the ECB via its statistical data portal (SDMX). Veritymo uses it as a macro indicator correlated with mortgage rates.
Used for: rate/price correlation chart, prediction model.
Crédit Logement Observatory
The Crédit Logement Observatory publishes monthly average mortgage rates in France, broken down by term (15, 20, 25 years). Data comes from member banks and is freely available on their public website.
Used for: current mortgage rates display, rate trend chart, rate/DVF price correlation.
Construction cost index (ICC) — INSEE
The ICC tracks quarterly changes in the cost of building new residential property in France. Published by INSEE, it is used as a macro variable in the price prediction model.
Used for: prediction model (construction cost variable).
Notaires–INSEE price trends
The French notaries’ property observatory, in partnership with INSEE, publishes quarterly indices of price changes for existing homes. These serve as the national reference to calibrate Veritymo’s prediction model.
Used for: prediction model (national reference trend).
OpenStreetMap & Leaflet
Map tiles are provided by OpenStreetMap, a collaborative global project under the ODbL licence. The Leaflet library (open source, BSD) handles interactive display and marker clustering.
Used for: interactive commune price map, geographic view of transactions.
Parking reference prices
Parking prices are based on a departmental reference.
Used for parking estimates in My Property and rental yield.
ANIL reference rents
The market rents displayed are listed rents €/m² all charges included — ANIL {0} source.
Used in the rental yield tool.
Price prediction model
The prediction model is developed and hosted by Veritymo. It combines local property data, national trends and macro indicators to estimate price changes over 12 months under several market scenarios.
Model inputs include DVF data, Notaires–INSEE publications, and the ECB and INSEE indicators described above. The detailed methodology is proprietary.
