What is DVF?
The DVF file records every notarised property sale in France: houses, flats, land, outbuildings. It is produced by the French tax authority (DGFiP) from deeds registered by notaries, and published as open data on data.gouv.fr.
Veritymo is not an intermediary: we load the raw files directly, clean them (filtering outliers, correcting commune names) and aggregate them to compute reliable statistics at commune and département level.
What a DVF record contains
Each row corresponds to a property transfer (sale). Here are the main fields used by Veritymo:

Known limitations
DVF is an authoritative and reliable source, but it has characteristics that are important to understand before interpreting the figures.
Publication lag — Recent sales appear with approximately a 6-month delay. DVF does not reflect current market prices, but prices actually paid over the covered period.
Partial geographic coverage — The départements of Bas-Rhin (67), Haut-Rhin (68) and Moselle (57) are not covered by public DVF (they use a local land-registry system). Mayotte (976) is also absent.
Missing fields — DVF contains no EPC rating, service charges or property condition. Plot area is often missing for sales in housing developments.
Atypical transactions — Exchanges, compulsory purchases and auctions distort averages. Veritymo excludes them, along with prices below €5,000 or price-per-m² values outside the €200–€20,000 range.
How Veritymo processes the data
Veritymo imports the raw DVF files, applies statistical cleaning (outlier filtering, exclusion of non-market transfers) and computes aggregates by commune and département: average price per m², median by property type, transaction volume, year-on-year trend.
Market trends are computed by a ridge regression statistical model that combines DVF data with mortgage rates (Crédit Logement), the 3-month Euribor, the construction cost index (ICC) and local safety indicators. This is not an AI model: it is a reproducible calculation on real data.

Frequently asked questions
Are DVF prices the current market prices? ›
No. DVF records prices actually paid, but with an approximately 6-month lag. For recent trends, Veritymo also integrates Notaires-INSEE data and a statistical projection model.
Does DVF cover all of France? ›
Not entirely. The départements 57 (Moselle), 67 (Bas-Rhin), 68 (Haut-Rhin) and 976 (Mayotte) are not covered by public DVF due to their specific legal framework (local land registry).
Can I access the raw data? ›
Yes, the files are freely downloadable from data.gouv.fr under the Etalab open licence. Veritymo saves you the processing effort by providing already-cleaned and aggregated data.
How does Veritymo calculate the average price per m²? ›
By dividing the declared property value by the built floor area, after excluding non-market transfers and outliers (below €200/m² or above €20,000/m²). Only flats and houses are included in the headline figure.
